General Planning

Overview

Master Plan: The overall project covers an area of 127,060 m2 with approximately 200,000 m2 total floor area. Of which, the land coverage and floor area for Project Phase-I are 34760 m2 and 52133 m2 respectively. Construction commenced in December 2008 and will be completed and ready for occupancy in March 2010. Phase-II and Phase-III will be launched in 2010 by stages. It is estimated that the park will be an industrial base clustered with IT and software service outsourcing, back of the house office, and data center for the bank in Nanhui Industrial Zone after completion.

BBP (Phase-I):
Phase-I contains five American standard R & D buildings, with a total floor area of 52,133 m2, floor area ratio 1.5 and 40% landscape area . They are four 4 story and one 5 story buildings, with a floor height of 4.2m (the height for ground floor will be 4.8M). Space can be divided as required by occupants so as to meet their multiple business demands, such as office purpose, research & development and production. The park will be completed with various supporting amenities, including staff canteens, sports center and riverside docks for kayak, so as to provide the occupants with a full range of services from business to recreation and reduce their operating costs in all aspects.

General Information of the Project

Layout of the Park:
The lawn at the entrance of the park is planned as a central landscape axle, and waterfront recreational area as major landscape belt so as to form a core ecological path, giving the park space an opening and orderly artistic atmosphere, with infinite scenery changes. In addition, by use of the aplenty green belts and unique waterfront concept, the park landscape is considered to perfectly combine the visual effect with practical functions so as to reflect the design idea of harmonious coexistence between human and  nature.

  • Diversified Needs: This project, with the particularly introduced concept of American standard R&D Park in design, will upgrade the scalability of interior space and flexibility of spatial separation to the maximum extent.
  • Simplicity & minimalism: The external façade combines the fair-faced concrete with partial glass curtain wall to express humanities of modern architecture through minimalism.
  • Waterfront Interaction: By use of the advantage of natural landscape waterway in the park, combining with its self-feature in the plot, it is fully considered the exchange and interaction between human and nature, so as to build an ecological office/R & D park integrating business with recreation.

Project Exhibition

Technical Advantages:

  • Structure System: All-steel structures with high quality fair-faced external walls
  • Room rate: 92% by applying large space design (with column span of 9m-11.6m, and ground floor 4.8m and other floors 4.2m in height respectively), so as to extend the flexibility in planning of office space
  • Elevators: Each building will be provided with two SUPEX 1.35T express passenger elvators and one BUFFALO 1.0T freight elevators 
  • Landscape: With a landscape ratio as high as 40%, including central garden, kayak dock, riverside landscape and etc.
  • Parking: Large-scale parking area, with its parking ratio as high as 2 vehicles/100m2 (including the parking lots inside the base and on the east side)
  • Communications: Independent central machine room, with the optical fiber and multi-cores cables connected to the power supply room in each building, ready for accepting the signals from different operators.
  • Strong Current:  Two-way 10KV power supply, with total transformer installed capacity of 6100KVA and the independent substation for each building.
  • Power Supply: Whole-area video monitor, perimeter alarm, electronic patrol system and etc.
