It is not just the people of Hamburg who claim to live in Germany’s most beautiful big city. Many domestic and international investors share this view. The great diversity of urban areas and waterside localities creates living quarters to suit widely differing tastes. The city’s cosmopolitan atmosphere generates a creative climate unparalleled in Germany. Hamburg intends to build on these strengths in the development of new locations, and in particular its docklands project HafenCity. Another factor that has added to Hamburg’s international reputation is the remarkable spectrum of architectural styles among the city’s many new buildings. The broad range of available non-premium space offers outstanding value for money at rents of € 8 to € 12,50 per square metre.

The investment market dropped to € 1.8 billion in 2008, primarily due to the strong decline in the volume of foreign investment.

The market for office space in Hamburg achieved its second-highest result ever in 2008 with 550,000 sqm sold or leased. Top-class office locations yield monthly rents of up to € 24 / sqm, while the average rent in 2008 was € 13.50 / sqm.

The City of Hamburg has allocated well over 100 hectares of fully developed sites that are ready for construction and industrial use at prices from € 76 to € 179 per square metre. The private sector also provides some 70 hectares of commercial real estate particularly suitable for investor-funded development.

The HWF’s Investors & Development division supports Hamburg’s economic and structural development by:

Supporting the implementation of investment and development projects by local or international market players.
Promoting Hamburg as a promising investment location.
The HWF Hamburg Business Development Corporation aided the implementation of many small or large-scale investment projects, including development of the Media Park and numerous industrial parks. Attractive new sites are being created in the “Growing City” of Hamburg by rededicating hospital or railway premises and other real estate formerly used by companies and public administration departments.
